The Southern Plaza site is 19.24 acres at the southwest corner of Southern Avenue and Extension Road. All zoning and Design Review entitlements are in place. Southern Plaza is a unique project to the City of Mesa that intends to provide convenient first floor retail, low rise office and residential development to further enhance the already dynamic and exciting developments occurring within the Fiesta Quadrant.
The Master Development proposes a high quality horizontal and vertical mixed‐use project with approximately 3.58 acres dedicated to office/retail (and/or restaurant use), and 15.66 acres of dedicated to multi‐family residential use. A portion of the residential project (approximately 11,290 square feet) immediately adjacent to the office portion of the project will be designated as ground floor retail. Overall, the residential component of this project would consist of 506 total units at a density of 32. 31 du/ac with a mix of four, 4‐story buildings with two attached parking structures in the center of the project, two, 2‐story buildings with partially underground parking along Grove Avenue, and two, 2‐story apartment buildings along Extension Road. |
